  Bidding Agent Services on Guaranteed Investment Contracts (GIC)
  Wolf & Company will act as a bidding agent for state and local housing agencies and other municipal market participants that require their bond proceeds to be invested in Guaranteed Investment Contracts. Wolf & Company will work with municipal issuers to develop competitive bid specifications, conduct the bidding and coordinate the closing all in line with applicable Internal Revenue Service regulations. Wolf & Company's goal is to provide our clients with the highest rate of return for their investments.
 
Lease to Own Program
 

The lease to own program allows home buyers to lease a home prior to achieving ownership. Under this program, a governmental entity, such as a Housing Authority, will purchase a home selected by the prospective home buyer, and lease that home to the participant for a period of 1 to 3 years. The program is targeted toward buyers who have stable income, but who have not had the opportunity to save the required funds to pay for down payment and closing costs. This program further enables those who have no credit history, or impaired credit history, to obtain credit or improve their credit status.

Wolf & Company has participated in the structuring and placing of credit enhancements on twentyfive (25) Lease to Own Programs.

Mobile Home Park Acquisition Program-Oversight Agent Services

The Mobile Home Park Acquisition Program is offered to mobile home park owners who wish to sell their parks to non-profit 501(c)(3) corporations. Non-profit corporations are a recommended option for the following reasons: non-profit organizations have access to tax-exempt bond financing; non-profits are able to provide many additional services and benefits to park residents, thereby helping to maintain 100% occupancy; non-profit organizations are often able to assist residents in purchasing their homes. Future rent increases, are dictated by Regulatory Agreements imposed by the bond financing which results in the maintenance of housing affordability for 35 years. Wolf & Company provides program administration and oversight agents services for the issuer of the bonds and bondholders.

for Single Family Bond Issues
 
Wolf & Company provides expert program administrator and compliance agent services on single family mortgage revenue bond issues for local governments and not for profit corporations. Wolf & Company has the general responsibility to over see and manage the day to day operations of the single family mortgage program for the local government or not for profit corporation. Wolf & Company was the first private firm in California to use an Internet Loan Reservation System in it’s mortgage administration and loan review process for a municipal issuer. Wolf & Company & it’s principals, have served as manager on $5.3 billion in administrative and/or compliance agent contracts on 103 single family mortgage revenue bond issues. Wolf & Company is currently providing program administrator and compliance agent services for the County of San Bernardino on it’s single family issues of 1997, 1999, 2000, 2001, and 2002 .
